We advocate these materials in our seminars and as part of our by the Cornerstone Wealth Management Property Investment Club. This will empower the investors to maximise their investment properties and money while avoiding the potential pitfalls.

Cornerstone Wealth Management’s aim is to add substantial value, by implementing external advice that caters to innovative expansion, consolidation and risk mitigation strategies to give the investor’s portfolio optimum performance.

It has been argued by many authors that rental property is one of the best low-risk capital protection vehicles available to investors while still enjoying capital appreciation, which can make a sound pre-retirement strategy. Historical performance around Australia in the last 30 years is proof that it can produce substantial capital plus rental income growth both before and after retirement (please note different areas give differing results and some areas may have actually decreased, but as at the date of writing, we could not fnd an area in Australia that was worth less today than it was in 1989).

One aim is to have the rental income, as a minimum, be linked to the inflation rate, and the property show positive real capital growth over the long term (please note that Property Investment is not a short term strategy, but must be considered in the long term – over 10 years). We expect (but cannot guarantee) that the property generates an income that is greater or equivalent to the inflation rate, making it an attractive investment.

Investors approaching retirement may consider a rental portfolio to be an ineffective and administratively intensive asset class. It may also be considered risky, particularly if borrowing or gearing is involved. However, we feel, that if these investors take independent advice, are properly informed, have easy and effective solutions for risk mitigation and strategies for proper management, a rental portfolio can be an attractive investment class.
